Raymond Property Company History

The Raymond Property Company (RPC) was founded in 1969 by Neil St. John “Ted” Raymond.  In the 1970’s, the Company focused on the historic preservation and adaptive reuse of many of Boston’s landmark properties. Examples include 21 Merchants Row, One Winthrop Square, the Ames-Webster Mansion, the Oliver Ames Mansion and the Exeter Street Theater.

In the 1980’s, the company became a key developer of the Charlestown Navy Yard.  RPC rezoned the Navy Yard for mixed uses, sparking the revitalization of the
Charlestown waterfront. Projects included the creation of bio-tech laboratory and office space at the Lawrence Martin Laboratories building and Building 75.  Luxury waterfront residences were developed in RPC's Flagship Wharf, Constitution Quarters, and Constellation Wharf projects. Today the Navy Yard is one of Boston’s most attractive neighborhoods.

In the late 1980’s and early 1990’s, Raymond Property Company acquired several quality properties during the market downturn.  These were deeloped as luxury apartments and in later years these properties have been converted into condominiums. The Belvoir, Charlesgate, Charlesview and Lincolnshire are examples of these condominium conversions. 

In the late 1990’s, RPC anticipated the resurgence of the condominium market by developing Trinity Place. Trinity Place is a 97 unit, 18 story residential condominium development at Copley Square. The building featured luxury amenities, concierge service, valet parking, and a health club. A tremendous success, the project sold out at record prices prior to completion.

As the Boston Redevelopment Authority noted in its Board of Director’s Report regarding the
Trinity Place project,

“ Raymond is particularly well known for the company’s ability to blend new construction in a sympathetic manner amid traditional and historic settings. Raymond’s involvement in the Residences at the Ritz
Carlton helped to set the standard for residential projects of outstanding quality in downtown Boston. Other projects such as One Winthrop Square and Raymond’s extensive work in the Charlestown Navy Yard have created a body of work for the company which can truly be judged first class…”

In 1997, RPC began the development of a 311 acre historic estate in Ipswich into a world-class golf course, 182 unit luxury residential community, 26 room boutique hotel and fitness center. The magnificent 18 hole golf course opened to accolades in 2004. The Turner Hill residential community consists of single family cottages, duplex units, and flats, all built in the Arts and Crafts style. 

New construction residential projects have also continued, with the St Paul Crossing Condominium project in 2004. 

RPC has joint vnetured with Hines Interests for the development of three parcels (2A/2B/2C) in the Bulfinch Triangle/North Station area of Boston. Greenway Center will be a mixed-use development consisting of ground level retail, second level supermarket, and office component above. Also included in the complex is a pocket park for commemorating the Middlesex Canal.

In 2007, RPC acquired the Government Center Garage with partners National Electrical Benefit Fund (NEBF) and Lewis Trust Group. RPC is actively pursuing redevelopment plans for the property in order to tear down the Garage and create a new, vibrant mixed use development for the City of Boston.

RPC continues to actively search for unique properties and opportunities throughout the Boston area. With a wealth of experience with many different use types and project sites, RPS is well positioned to identify sites and buildings that are inherently intriguing to restore, renovate or transform to new uses.
